Ask the documents, not the folders.

Every record the association holds, in one place — and a way to ask it questions in plain words.

Things owners actually ask

  • Can I put a heat pump on the roof?
  • What did the board decide about the garage?
  • When was the last reserve study?
  • What does my assessment actually cover?

Every answer comes back with the document and the page it came from, so you can read the source yourself.

  1. 01

    Everything, filed

The declaration, bylaws and rules; every set of board and annual minutes; the ratified budget, financial packets, reserve study, insurance certificates and inspection reports — kept current by the managing agent.

  2. 02

    Ask, rather than hunt

Ask in plain words and get the answer back with the document and page it came from. It reads only your association’s files.

  3. 03

    Maintenance, tracked to closed

Report something in the common areas and it is logged, assigned and followed through, with a record of what happened.

  4. 04

    Payments and your account

Pay the monthly assessment, set up autopay, and see what has posted to your account and when.

Where it stops

  • Board-only material stays board-only. The assistant will not answer an owner out of it.
  • Where an answer and the recorded documents disagree, the documents control — which is why every answer shows its source.
  • It is not legal advice, and it is not a decision by the board.
